Why walking the roof is the risk

Walking a tile roof carelessly is one of the more common ways a tile roof develops damage that has nothing to do with weather or age. Tile is brittle in a way asphalt shingle isn't — a shingle flexes under a foot; a tile cracks. An inspection or maintenance visit that treats a tile roof the same way it would treat a shingle roof, walking wherever seems convenient, can leave more cracked tile behind than whatever problem the visit was meant to check on in the first place.

Where weight lands on an individual tile matters as much as how much weight lands there. Most tile is supported near where it overlaps the course below and the batten or fastener holding it, and that's roughly where a tile can bear some weight without much risk. The center of a tile, spanning between those support points, is unsupported from below and is exactly where a tile is most likely to crack under a step. Someone experienced with tile roofs works from that knowledge, distributing weight toward the supported edges of each tile rather than the center, instead of walking a tile roof the same way as any other.

Not every inspection needs to put someone on the tile at all. A good pair of binoculars and a vantage point from a ladder or an adjacent section of roof covers a surprising amount of what a walking inspection would otherwise check, and it's worth using that approach first on any section where the risk of walking outweighs what a closer look would add. Getting up close still matters for some findings — a hairline crack that doesn't show from a distance, or a tile that's slipped just slightly out of alignment — but it should be a deliberate decision about where walking the roof is worth the risk, not a default.

Finding cracked and slipped tile

A cracked tile doesn't always announce itself the way a missing shingle does. A hairline crack across a tile can leave the piece looking intact from a distance while still letting water through at exactly that point, and it often takes a closer look, or the right angle of light, to actually see it. Cracks that follow the tile's natural curve or ridge line are easy to miss entirely from the ground, since the tile's own profile can hide a crack running along it.

A slipped tile is a different problem with a similar cause: something at the fastening point, a broken nail, a hook that's worked loose, or a batten that's deteriorated underneath, has let a tile shift out of its original position. A slipped tile often still looks like a tile from a distance, just sitting slightly out of alignment with its neighbors, which is why checking for a pattern across a whole roof plane catches slippage that a single-tile inspection would miss. One tile out of line rarely means much on its own; several tiles out of line in the same area, or in a line running down the slope, usually points to a fastening problem affecting that whole section rather than one unlucky tile.

Both cracked and slipped tile create the same underlying risk even though they look different: a gap or misalignment in the tile field that exposes the underlayment beneath it to more direct weather than the tile field was designed to let through. Neither is usually an emergency on its own, but both are the kind of finding that belongs on a documented maintenance record rather than something noted verbally and left for someone to remember later.

The underlayment is the waterproofing

Tile is the visible layer, but on most tile roofs it isn't the layer keeping water out of the house — the underlayment beneath it is. That distinction, covered in more depth on our tile roof installation page, is the reason a tile roof's maintenance can't stop at checking the tile: the layer actually doing the waterproofing work is hidden underneath it, with its own service life and its own way of failing, invisible from the roof surface no matter how carefully the tile itself gets inspected.

Assessing that hidden layer without pulling the whole roof apart means working from indirect evidence. Inside the attic, staining on the underside of the deck in a pattern that doesn't match any known cracked or slipped tile above it is one of the clearer signs that the underlayment itself, not the tile field, is where water is actually getting through. At the roof surface, a small, targeted sample, lifting a handful of tiles at an eave, a valley, or another accessible spot rather than the whole roof, can show what condition the underlayment is in at that location without a full tear-off.

Age matters differently here than it does for the tile above it. A tile roof can carry tile that's decades from needing replacement while the underlayment beneath it is genuinely at the end of its service life, since the two materials rarely share the same expected lifespan. When that's the finding, the tile itself is often still good enough to reuse: lifting the existing tile, replacing the underlayment underneath it, and resetting the same tile back in place is a real option on a roof where the tile field is otherwise sound, rather than defaulting to a full tile replacement just because the underlayment beneath it has failed.

Knowing which of those two situations applies, tile in good shape over failed underlayment versus a roof genuinely needing full replacement, is the actual purpose of a tile-specific maintenance inspection rather than a general roof check applied to a tile roof out of habit.
