Insulation and air sealing first

Insulation alone isn't the whole story, because insulation slows heat conduction through a material while air sealing stops something different: warm air physically moving through gaps and carrying its heat with it. An attic hatch that isn't weatherstripped, a bathroom exhaust duct with a gap at the ceiling, recessed lighting fixtures that aren't sealed at the housing — every one of those is a bypass where conditioned air escapes directly into the attic regardless of how much insulation is piled on top of the ceiling around it. Getting that balance right protects the roof deck and the insulation from moisture damage and extends how long both last, which has real economic value, but it isn't the same lever as air sealing an attic bypass.
