We plan phase boundaries around the building's own layout first: parapet lines, existing roof drains, and rooftop equipment groupings that already divide the roof into logical sections, rather than cutting phase lines wherever happens to be convenient for material staging.

Rooftop equipment adds its own scheduling layer. An HVAC unit sitting inside a phase boundary sometimes needs to be temporarily powered down for the curb detail around it to be rebuilt correctly, and that has to be coordinated with whoever manages the building rather than treated as a given the crew can just work around. Drainage matters just as much mid-project as it does on the finished roof. Standing water on a low-slope roof accelerates membrane deterioration, so ponding is treated as a defect to correct through drainage or slope rather than a condition to coat over — that principle doesn't pause just because a section is only partway through construction.
