What the job involves

Roof Decking Replacement in Hartford, CT

How deck damage is discovered

Decking sits underneath every other layer of a roof, which means nobody can see its actual condition from the shingles, the ground, or even a careful ladder inspection. It gets found one of two ways: from the attic side, where a soft or stained section of deck is visible looking up between the rafters, or from the roof side, once shingles and underlayment come off during a repair or replacement and the bare wood is finally exposed.

Attic-side clues rarely sit directly above the actual damage. Water that gets past a roof's outer layer at a flashing failure or a penetration often runs along the underside of the deck, or down a rafter, before it finally drips — so a dark stain or a soft patch on the underside of the deck can be several feet from where the water originally got in. Tracing that path back to the source is its own step, and our roof leak detection page covers how we work that trail from a visible stain back to the actual entry point.

Roof-side discovery is more direct but happens later, once a repair or tear-off is already underway. Pressing on the deck by hand or with a probe finds soft spots that flex or give, and delamination between plywood layers shows up as a section that feels spongy even where the top surface still looks intact. This is the point where an estimate written before anyone opened up the roof either holds up or doesn't.

Deck damage doesn't always announce itself as an obvious hole or a black stain, either. Fastener heads that have backed out or lost their grip, a slight give underfoot in a spot that otherwise looks fine, or a section that sounds different when tapped compared to solid decking nearby are all signs worth checking further rather than dismissing as normal wear. Catching those quieter signs early, before the section grows past what a single new sheet can address, keeps a decking repair contained instead of spreading to neighboring rafter bays.

Why it is priced as an allowance

A deck condition can't be fully known until it's uncovered, so decking replacement is almost always priced as an allowance — a rate per sheet or per square foot for whatever bad decking turns up — rather than a fixed number agreed to before the roof is opened. Pricing it any other way forces a guess in one direction or the other, and neither guess serves the homeowner well.

A contractor who prices conservatively, assuming a lot of bad decking to avoid a change order, is charging for damage that might not exist. One who prices optimistically, assuming little or none, either eats the cost once real rot turns up or comes back with a change order that feels like a surprise regardless of how honestly it was scoped. An allowance rate, agreed on upfront and applied to whatever decking actually needs replacing, avoids both problems — the homeowner isn't paying for damage that isn't there, and the contractor isn't absorbing a cost nobody priced in.

Decking is one layer inside a larger assembly, and it doesn't get replaced in isolation from what sits above and below it — underlayment, ice barrier, and flashing all tie into deck condition at the seams and edges. Our roof installation page covers how that full assembly fits together and where decking sits inside it.

What rot reveals about past leaks

Decking damage isn't random, and where it's concentrated tells a story about the roof above it. Rot clustered around a chimney or a valley points toward a flashing failure that's been letting water in gradually, often for years before anyone noticed a stain inside the house — flashing problems tend to leak slowly and intermittently rather than all at once, which gives water a long runway to damage the deck before it damages anything visible from below.

Rot spread more broadly across a section, rather than concentrated at one detail, points somewhere else — usually poor attic ventilation trapping moisture against the underside of the deck over time, softening the wood from condensation rather than from a single point of entry. That distinction matters for the repair that follows: a chimney-related rot pattern gets fixed by addressing the flashing along with the deck, while a ventilation-related pattern needs the airflow problem solved too, or the new decking softens the same way the old decking did.

A soft deck is also a rough timeline. Wood doesn't rot in a season — it takes sustained, repeated wetting over multiple years to soften structural sheathing, which means a badly rotted section is evidence of a leak that's been active for longer than the visible symptoms suggested. That's useful information even when the immediate leak has already been traced and fixed, since it puts a floor under how long the problem has actually been running.

That timeline is also part of why a decking allowance sometimes runs higher than a homeowner expects going in. A leak that's been quietly running for several seasons before it ever produced a noticeable stain inside the house has had that much longer to soften the wood around it, and the section that needs replacing is often larger than the size of the original failure point would suggest on its own.

Through the year

How Hartford weather changes this job

Winter in Hartford

Ice dams build along the eaves when attic heat melts snow that then refreezes at the colder edge, backing water up under the shingles. Sustained snow load also stresses older framing and flat sections built with a lighter deck.

Spring in Hartford

Freeze-thaw cycling through late winter works ice into small cracks in flashing and sealant, so the first heavy spring rain is usually when a slow leak turns visible. Wind during spring storms lifts shingles that ice already loosened.

Summer in Hartford

UV exposure and heat cycling dry out asphalt shingles faster on south- and west-facing slopes. A roof that looked fine in June can show granule loss and curling edges by August.

Autumn in Hartford

The season for getting ahead of winter — gutters cleared, flashing checked, and a full inspection scheduled before the first hard freeze locks in whatever damage went unnoticed over summer.

Common questions about roofing costs and service

Are roofers responsible for ice damming?

Not for the ice dam itself, in most cases. Ice dams form mainly from attic heat loss melting snow on the upper roof, which then refreezes at the colder eave — that's a ventilation and insulation issue rather than something a roofing crew installs or controls. Where a roofer's work does matter is what's underneath the shingles at that eave: ice barrier membrane and flashing that were installed correctly limit how much water an ice dam can force through, while thin or poorly lapped detailing there lets the same dam do more damage than it should. So responsibility for the dam forming and responsibility for how much damage it causes are two different questions with two different answers.

How much does it cost to side a 1500 sq ft house?

Siding is outside our scope as roofers, so a siding contractor is the better source for that number — square footage alone wouldn't answer it anyway, since existing sheathing condition, trim detail, and how many corners and openings the house has all move the estimate. Where the trades intersect is at the roofline, where siding meets roof flashing at a wall or a chimney chase, and that detail is worth having a roofer check regardless of which trade quotes the siding itself.

Is it cheaper to slate or tile a roof?

That comparison depends on local material and labor availability more than on the materials themselves, and we'd rather not name a number we can't stand behind for either one. What's true of both is that they're premium, long-lived materials with installation costs well above asphalt shingles, driven by the specialized labor both require rather than just the material cost per square. Which one actually costs less on a given roof depends on the specific product line, the roof's pitch and complexity, and what a qualified installer for each material is charging locally at the time.

How much does it cost to side a 2000 sq ft house?

As with any siding estimate, house square footage is a starting point rather than the number that sets the price — the amount of existing sheathing repair needed once old siding comes off, the siding material chosen, and the number of windows, corners, and trim details all move the total more than overall size does. That's a siding contractor's estimate rather than ours, though if a siding project uncovers water damage at a roofline transition, that's worth having a roofer look at as its own item before the siding work closes it back up.
