Why array removal drives the cost
A solar array is bolted to the roof at multiple points through a racking system, with wiring routed across the surface between panels, and none of that can simply be lifted aside to get at the deck underneath. Panels have to be safely disconnected and unracked, in coordination with whoever handles the electrical side, before a roofing crew can even see the section of roof that actually needs the repair.
That removal-and-reinstall step is what separates the cost of a repair under an array from the same repair out in open roof field. The roofing work itself — replacing a section of flashing, resealing a penetration, fixing a damaged shingle course — isn't inherently harder to do under an array than anywhere else on the roof. What changes is everything that has to happen before and after that work: safely powering down and disconnecting the affected panels, storing them somewhere secure during the repair, and getting the racking and wiring back in place correctly once the roofing is done.
Because that removal and reinstall work touches the electrical system, we coordinate it rather than handling the panel side ourselves. A repair scoped only for the roofing portion, without accounting for that coordination, tends to run into delays once it becomes clear the array has to come off first.
Access is its own factor separate from the electrical work. Panels sitting close together, with narrow gaps between rows, leave less room to maneuver tools and materials than an open roof plane does, and a crew working around an array has to plan the sequence of panel removal carefully so the section of roof that needs attention actually opens up without disturbing rows that don't need to move at all. A repair confined to one small area of deck can still require removing panels well beyond that footprint, simply to reach it safely.
Common leak points under an array
The racking system's own attachment points are roof penetrations in their own right, each one a lag bolt or foot set into the rafters and flashed the same way any other penetration needs to be flashed. A racking foot that wasn't properly flashed at install, or where the flashing has failed since, is one of the more common sources of a leak specifically located under an array rather than out in the open field.
Wiring conduit crossing the roof surface between panels and the edge of the array is another point worth checking, since a conduit run pinched too tightly against the roofing material, or fastened in a way that compresses the shingles underneath it, can wear through a shingle's surface over time even without any single dramatic failure event.
There's also a simpler possibility: a leak that has nothing to do with the array at all, sitting in a section of roof that happened to end up underneath it. Water that gets past a roof's outer layer at a flashing failure or a penetration often runs along the underside of the deck or down a rafter before it drips, so the point where it finally shows up inside the house can be several feet from where it actually entered — and with an array overhead blocking a direct look at that stretch of roof, that gap between entry point and drip point is harder to close by eye than it would be on an open section of the same roof.
That's also why a leak under an array can go unnoticed longer than one out in the open. A homeowner walking the yard after a storm might spot a lifted shingle or displaced flashing on a bare section of roof, but the same damage sitting under a row of panels stays out of view until it's already been dripping into the attic for a while. By the time it's caught, the deck or insulation underneath has often absorbed more water than a comparable leak found early on an unobstructed roof plane would have.
Coordinating with the solar installer
Disturbing an installed array, even for a roof repair that has nothing to do with the panels themselves, can carry warranty implications if it isn't done in coordination with whoever installed the system or a qualified electrician handling the reconnection. That's a separate concern from the roofing work, and it's worth sorting out before any panel comes off, not after.
Because full array removal is the expensive, disruptive part of this kind of repair, it's worth confirming the leak's actual source before committing to it. Attic-side detection — checking for daylight, staining, or dampness from underneath — can sometimes localize a leak well enough to scope the repair without pulling every panel above the affected area. That's really a question for an insulation contractor, since the cost depends on the insulation type, the depth needed, and how accessible the space is to work in — a square footage figure alone doesn't capture any of that. Do I need to repair the roof after an ice dam?
Not automatically. If the ice dam melted off without ever forcing water past the shingles — no interior staining, no damp insulation, no signs inside the house — the roof may have come through it without needing any repair at all. If water did get past the shingles while the dam was in place, then yes, that area needs to be assessed, since water that got in once during a freeze can leave the underlayment or deck compromised even after everything dries out and looks fine on the surface. An inspection is the only reliable way to tell which situation you're actually in.
Do I need a permit to build a chimney?
In most jurisdictions, yes, since a new chimney involves structural work and often ties into a fireplace or heating appliance that has its own inspection requirements. Exactly what's required varies by town, so your local building department is the authority to confirm with before work starts, not us. It's worth checking early, since a chimney built without the required inspections can create real problems later, from insurance questions to trouble selling the house down the road.
Should a 20 year old roof replace?
Age by itself isn't the determining factor — condition is. Two roofs of the same age can be in very different shape depending on the material, the quality of the original installation, and how much maintenance either one has had along the way. A twenty-year-old roof with intact flashing, sound decking, and shingles that haven't lost significant granule coverage may have real service life left in it, while a much younger roof installed poorly or neglected since can already be past the point where repair makes more sense than replacement. An inspection that actually looks at condition, not just the install date, is what should drive that decision.
