Why no flat roof is flat
Call it a flat roof, but nobody actually wants to build one flat. A perfectly level roof surface has nowhere for water to go, and standing water on a low-slope roof accelerates membrane deterioration, so ponding is treated as a defect to correct through drainage or slope rather than a condition to coat over. On new construction that principle gets applied before a single roll of membrane ever gets unrolled: the roof is designed with a small amount of slope built in from the start, aimed at whatever drains or scuppers will carry the water off, so ponding is never something the finished roof has to be forgiven for.
The structural deck underneath, though, is often close to level by design — that's usually the cheaper, simpler thing to frame or pour, and it's a fine starting point as long as slope gets added somewhere above it before the membrane goes on. Some decks even slope slightly the wrong way in spots, toward a parapet wall instead of a drain, which is a normal condition to correct rather than a sign anything was built wrong. Either way, the deck itself is rarely where the finished roof's slope actually comes from on a new low-slope installation.
What that means in practice is that 'flat roof installation' is really a drainage design project with a membrane on top of it, not a membrane installation with drainage as an afterthought. Getting the slope plan right before insulation goes down is what keeps the finished roof from ever needing a coating or a drainage retrofit just to correct water that should never have been allowed to sit there in the first place.
Tapered insulation and slope design
Tapered insulation is how most new low-slope roofs get their slope without touching the structural deck at all. The boards are manufactured with a built-in taper — thicker at one edge than the other — and laid out in a planned pattern across the roof so that stacking them side by side creates a gradual, engineered slope running toward wherever the drains or scuppers actually sit. The deck stays flat; the insulation layer is what does the sloping.
That layout has to be planned against the building's actual drain locations, not assumed. A roof with drains spread across the field needs a taper pattern with multiple low points, each one funneling its own section of roof toward the nearest drain, rather than a single slope running the whole roof toward one corner. Small tapered crickets get built between two nearby drains, or behind a rooftop curb, specifically to prevent a low spot from forming where two drainage areas meet or where a piece of equipment interrupts the slope pattern — without that detail, water collects right at the base of whatever is sitting in its path, which is exactly the kind of standing water a well-designed roof is built to avoid.
Insulation thickness on a commercial roof also does double duty: it's the same layer that creates slope and the layer that insulates the building below it, so the taper design and the insulation plan for the building get worked out together rather than as two separate decisions. A cover board typically goes over the tapered insulation before the membrane, giving the membrane a smoother, more consistent surface to lay onto and adding a layer of protection between the insulation and whatever gets set or walked on above it.
Membrane selection
Once the slope and insulation layer are planned, the membrane on top is the last major decision in a new installation, and it comes down largely to how the finished roof needs to be seamed and maintained. EPDM is a thermoset membrane, so its seams must be bonded with adhesive or seam tape, while TPO and PVC are thermoplastics whose seams are heat-welded instead — a welded thermoplastic seam, correctly made, is as strong as the membrane field itself. That single chemistry difference carries through the whole life of the roof, not just the installation day, since it also determines how every future repair or patch gets made.
Color plays into the choice too, though it's a secondary factor rather than the deciding one. A membrane's surface color affects how much solar heat the roof absorbs versus reflects, which in turn affects the building below it, but that consideration sits alongside seam method, equipment load, and budget rather than overriding them — a building with heavy rooftop equipment and constant service traffic may value a durable, easily repaired seam far more than it values reflectivity, and the reverse can be just as true for a building with a wide-open, rarely-accessed roof.

Can a slate roof last 200 years?
That is a pitched, steep-slope residential material, and this page covers new low-slope membrane installation, so it isn't really the same conversation. What we'd say in general is that we're cautious of any single lifespan number stated with more confidence than the material supports — a roof's actual service life depends on the specific material, the installation, and how the flashing tying it together has held up, not a number alone.
How do roofers get rid of ice dams?
Ice dams are a pitched-roof, shingle-and-eave problem where meltwater refreezes at a cold edge — a new low-slope commercial roof, built with engineered drainage and no shingle courses, doesn't form ice dams the same way. If a low-slope roof is icing up in a way that concerns a building owner, that usually points to a drainage or insulation question specific to that roof, not a removal method that applies generally, and it's worth having that specific roof looked at rather than applying a pitched-roof fix to a system that sheds water on a completely different principle.
How much do new gutters cost in CT?
We don't have a verified pricing figure, and it's a residential question outside what a low-slope installation page covers anyway. Worth noting: a new low-slope roof usually moves water through drains or scuppers built into the tapered insulation layout rather than a gutter run along the edge, so gutter pricing generally isn't part of a flat roof installation scope at all — that's a separate trade decision on a building that also happens to have pitched sections somewhere on it.
